Two single-family homes closed on the same block off Camden Avenue this spring within three weeks of each other. One went for just under $1.9M. The other cleared $2.1M. Same era, same footprint, same tired kitchen. The gap wasn't staging and it wasn't a bidding war. It was a school-attendance line drawn on a map most buyers never open until they're already in escrow.

If you've been comparing Cambrian Park to Willow Glen on a portal, the medians look nearly identical. Cambrian's median sale price sat at $2.0M in January 2026 with days on market around 13. Willow Glen's single-family average tracked to roughly $2.04M through the first quarter of 2026. Same city, same commute radius, same price band. The convergence is real, and it is misleading.

The trade the median hides

Willow Glen's price is a mostly finished product. You are paying for Lincoln Avenue, a defined downtown that has been walkable since before you got there, and one contiguous elementary district. What you see is what you get.

Cambrian's price is two bets stapled together. The first is a bet on which elementary boundary the seller happens to sit inside. The second is a bet on whether the 18-acre Cambrian Park Plaza redevelopment ever produces the walkable "downtown" that the neighborhood has been promised since 2022. Neither bet is priced on the listing sheet. Both are already in the number you see.

Three elementary districts, one neighborhood name

Cambrian is not a school district. It is a place name that overlaps three of them, and the boundaries do not follow zip codes cleanly.

  • Union School District covers the southwest side toward Los Gatos. Local practice ranks it the most sought-after of the three, which is why turnkey homes inside Union boundaries routinely draw five to eight offers.
  • Cambrian School District covers the north and northwest sections bleeding toward Campbell and Willow Glen. Six campuses, roughly 3,000 students, headquartered on Jacksol Drive in 95124. Bagby, Farnham, Sartorette, Fammatre Charter, plus Ida Price Middle and the Steindorf STEAM K–8 magnet.
  • San Jose Unified School District picks up most of the 95118 portion on the east side toward Blossom Valley.

Two homes with identical square footage and comparable condition can price $100,000 to $200,000 apart depending on which of these three lines they sit inside. The listing agent may not flag it. The MLS remarks rarely do. You find it by pulling the assignment yourself from each district's street-level locator before you write the offer.

There is a second wedge on top of the elementary split. Most of Cambrian feeds into the Campbell Union High School District and, specifically, into Leigh High School. Buyers who read "Los Gatos-Saratoga Union High School District" on a listing and assume Los Gatos High are often wrong. Leigh is solid, but it is not the marquee name some out-of-area buyers are pricing in when they bid.

The Cambrian Village question mark

Now the second bet. The intersection of Union and Camden is anchored by the low-slung 1953 shopping center with the yellow carousel sign that got historic status in 2016. In 2022 the San José City Council approved a Santana Row–style redevelopment called Cambrian Village: roughly 305 apartments, a 229-room hotel, a 110-bed assisted-living center with 50 independent living units, 48 single-family homes, 25 townhouses, ground-floor retail, and a central plaza. The 18-acre parcel was annexed from Santa Clara County into the city. District 9 Councilmember Pam Foley called it the "gateway to Cambrian."

Four years later, nothing has been built. Weingarten Nostat, now operating under the Kimco umbrella, filed a Planned Development Permit Amendment (File No. PDA20-007-01) with the City of San José in February 2026 to reshuffle the phasing and build the housing first. Kelly Snider, a San José State development consultant, told KQED that the approved plan is "not economically feasible to build" in the current interest-rate and construction-cost environment.

Read the amendment carefully and the risk to nearby homeowners becomes obvious. If the developer builds the 305 apartments and townhouses first and the retail, hotel, and central plaza slide into a future phase that depends on financing that may never arrive, Cambrian buyers today are paying for the walkable "downtown" they are not certain to get. The Friends of Cambrian Park group has been tracking this since 2015, and the current Hoodline reporting from April 2026 confirms the timeline is now open-ended. The City of San José project page is the cleanest place to track the amendment as it moves.

Willow Glen buyers do not carry this exposure. Lincoln Avenue already delivers the sit-down dining, boutiques, and community events like Dancin' on the Avenue and Founders Day that Cambrian is waiting on. The premium is priced in. The delivery is not in doubt.

  1. Pull the exact school assignment for the address, not the zip code. The Cambrian School District, Union School District, and San José Unified each publish street-level locators. Two blocks matter. Run the address before you tour, not after inspection.
  2. Discount the Cambrian Village optionality. If you are relying on Cambrian Village to deliver the neighborhood's missing "main street," treat that thesis as a call option on the Kimco phasing decision, not a fact. Ask what the home is worth if only the housing phase gets built and the retail and hotel stall. If that number scares you, you are overpaying today.
  3. Compare turnkey to turnkey. Cambrian's list-to-sale ratio near 103% is a blended figure. Move-in-ready homes inside Union boundaries have drawn five to eight offers this year, while dated homes in the same neighborhood have sat 20 to 30 days. If you are bidding on the first bucket and pricing your offer off comparables from the second, you will lose.

The transaction friction that surprises buyers

Two closing-table quirks come up repeatedly in Cambrian that are less common in Willow Glen.

The first is the school-boundary contingency. Buyers who care about a specific elementary sometimes assume a phone call to the district will confirm assignment. It will not. Districts route those confirmations through their enrollment offices on their own timelines, and the answer is tied to the physical address, not to any prior owner's arrangement. If the assignment matters to your decision, verification needs to happen before contingencies are removed.

The second is the county-to-city annexation trail. Some Cambrian parcels sat in unincorporated Santa Clara County until relatively recently, including the 18-acre plaza site itself, which was only annexed into San Jose in 2022. Older records occasionally reflect county jurisdiction on utilities, code enforcement, and permit history. A thorough disclosure review means checking both agencies for a property with any pre-2020 improvement history.

Does the Cambrian Park Plaza redevelopment help or hurt nearby home values? Both, sequentially. Construction-period disruption on Camden and Union is a near-term drag. A completed walkable node with sit-down dining and a central plaza would be a durable long-term boost, on par with what Lincoln Avenue does for Willow Glen. The value question is really about how much of the long-term boost buyers are already pricing in.
