I am sharing Santa Clara County Real Estate Market data for May 2025 and also included MTD June data. This data represents all of Santa Clara. If you are thinking of selling or buying a home in the near future then feel free to reach out and I can analyze this data for your local neighborhood to help you make a sound decision. What I have noticed is that the homes in areas with good schools ratings, good location, staged and move-in ready homes continuing to receive multiple offers, selling above list price and are selling faster than the average home.
- As of 6/13/2025 noon, Santa Clara County has 2324 homes (SFR, Condo and TH) available for sale. Please note that some of these homes are under "COMING SOON" status so if you are thinking of buying or selling, please makes sure to connect with a local Realtor who can share this coming soon data with you to help you make a sound decision.
- 870 homes have gone in-contract within the last 30 days
- 1161 homes have closed escrows in the last 30 days
- 343 homes have sold in the last 30 days
- May 2025 Median Sale Price was at $2.15M. This was $50K over March and April months.
Single Family Homes Inventory has been on the rise since December 2024. As of 6/13/2025, there are 1409 Active homes for sale and 364 homes sold in the first 12 days.
Condos and Townhomes market is on the rise. Some of it is due to SB326. There is definitely an opportunity in this market.
In May 2025, we saw an increase in inventory compared to last few months with little over 2 months of inventory of SFR, Condo and TH.
The increase in inventory levels has definitely resulted in more days on the market and Sale to List Price ration has declined.
Single Family Homes AVG DOM is also on the rise and there is definitely decline in Sale to List Price Ratio compared with earlier months of 2025.
