Santa Clara County February 2025 Local Market Update

I am going to share some really good local market data to help you make a sound decision in buying, selling or investing in real estate. This data is for Santa Clara County SFR only. The chart below shows For Sale, Sold and Pending transactions in Santa Clara County for SFR from December 2023 onwards. 

The inventory has increased significantly in February 2025 compared with Feb 2024.  We saw an increase of 41.1%. First ten days of March also saw 51.3% increase in inventory over February same period.

The data suggests a strong increase in housing inventory ("For Sale" listings) compared to both last month and the same period last year (+41.1% YoY, +43.1% MTD). This indicates a growing supply of homes, which could lead to more buyer options and potentially slower price growth if demand doesn't keep up.

However, sales activity ("Sold") has declined YoY (-4.2% in February, -18.8% MTD), which might indicate weaker demand or slower market movement. If this trend continues, sellers may need to adjust pricing strategies to attract buyers.

Expectations for the near future:

  • Higher inventory levels could lead to longer selling times.
  • Demand slowdown might push prices down if supply continues to rise.
  • Market balance shift—favoring buyers more than before.
