Santa Clara County YTD (June 2025) real estate data is in. This includes Single Family homes, Condos and Townhomes. Interestingly, we saw fewer homes SOLD in June 2025 vs. April 2025 and slightly above May numbers.
June 2025 vs. June 2024 had over 39% more inventory, 658 more homes were available this year. Uptick in inventory was also due to Condo/Townhomes inventory.
Looking back at Last Year 2024, a total of 1172 homes were sold in June, almost equal to April 2024.
May 2024 was the strongest month of Sales.
Let's take a look at Median Sale Price for 2025 vs. 2024. June 2025 median sales price was $1.725M compared to $1.635M meaning an increase of $90,000.

Let's take a look at inventory levels in Santa Clara County in 2025 YTD. We ended June with 2.1 months of inventory representing still a very strong
seller's market. However, this varies for different neighborhoods.
Compare 2025 Months of Inventory to 2024. We had 1.4 months of inventory. Even with more inventory on the market in 2025, the median avg sale price was up by $90,000 in June. This is a clear indication of strong buyer's demand in Santa Clara County.
